Nature of Service
APLORA Property Oversight is a scheduled property observation, home-care and service-coordination service. Services may include visual property checks, photographic documentation, observations of accessible appliances and home systems, filter or other agreed maintenance services, and coordination of access for third-party service providers.
Not Property Management
APLORA Property Oversight is not advertised or provided as real estate brokerage or full-service property management. Unless separately provided through an appropriately licensed and authorized real estate brokerage, APLORA does not advertise property for rent, procure or screen tenants, negotiate leases, collect rent, hold tenant security deposits, negotiate real estate transactions, or otherwise perform services requiring a real estate broker's license. Florida law regulates many compensated activities involving the rental, leasing and negotiation of real property.
Not a Home Inspection or Guarantee
Property Oversight is not a licensed home inspection, engineering inspection, mold inspection, code inspection, security service, insurance inspection, or guarantee against damage, theft, equipment failure, water intrusion, mold, pests, fire, weather events or other losses.
Checks are limited to reasonably observable conditions at the time of the scheduled visit. Concealed, intermittent or inaccessible conditions may not be detected.
Owner Responsibilities
The property owner or authorized representative is responsible for providing accurate property information, lawful access, current contact information and any necessary gate, association or building authorization. The owner remains responsible for insurance coverage, utilities, alarms, maintenance obligations and compliance with condominium, HOA, lease and insurance requirements.
Property Access & Keys
By requesting service, the customer represents that they own the property or have lawful authority to authorize APLORA to enter it. Keys, access codes and other access credentials provided to APLORA will be used only as reasonably necessary to perform authorized services.
Photos & Documentation
APLORA may photograph or document property conditions for service records and customer reporting. Such documentation reflects observable conditions at the time of the visit and does not constitute certification that the property is free from defects or damage.
Emergencies & Urgent Conditions
If APLORA observes a condition that reasonably appears to require urgent attention, we will attempt to contact the customer. When immediate action appears reasonably necessary to protect persons or property, APLORA may contact emergency services, building management, utilities or an appropriate service provider. Unless separately authorized, APLORA is not responsible for funding third-party repairs or emergency services.
Third-Party Contractors
At the customer's request, APLORA may assist with property access or coordination involving independent contractors or service providers. Unless expressly stated otherwise in writing, those providers are independent businesses and are responsible for their own work, licensing, insurance, pricing and warranties.
Repairs & Regulated Work
Property Oversight does not authorize APLORA to perform work requiring a professional or contractor license that APLORA does not hold. When licensed work is required, the customer may be referred to or asked to authorize an appropriately licensed provider.
No Continuous Monitoring
APLORA does not continuously occupy, guard, patrol or monitor the property. Conditions may develop between scheduled visits. Property Oversight should not be used as a substitute for alarm systems, leak detection, fire protection, insurance, security services or other continuous monitoring systems.
Weather & Access
Visits may be delayed or rescheduled when access is unavailable or conditions make entry unsafe or impractical, including severe weather, evacuation orders, utility interruptions, building restrictions or other circumstances beyond APLORA's reasonable control.
Customer Authorization
By requesting Property Oversight services, the customer acknowledges the limited observational nature of the service and authorizes APLORA to enter the designated property at agreed times for the services requested.
Service-Specific Agreement
Frequency, pricing, authorized services, emergency instructions, property access procedures and any spending authorization should be documented separately for each customer before recurring Property Oversight begins.
By requesting Property Oversight, you acknowledge that this service provides scheduled property observations, home-care support and service coordination and is not a home inspection, security service, insurance inspection, or guarantee against property damage or equipment failure. Services are subject to our Property Oversight Terms & Conditions.
